15 & 20 yard roll-offs · 2 tons included · Delivery & pickup in the price · Flat rate, no surprise fees · Family-owned, based in Lathrop
Most of what gets written about construction dumpsters is written for somebody putting up a subdivision. That isn't this. We run ten containers out of a yard in Lathrop, in two sizes, and what we're good at is the work that actually fills the Northland's schedule: re-roofs, kitchen and bath tear-outs, flooring, decks and fences, outbuildings, water and fire restoration, and rental turnovers.
The pitch is not that we're cheaper. It's that the number is the same every time, you know the overage rate before you bid, and there is no fuel surcharge or travel fee that shows up later and eats the margin you priced in March.
Sizes and pricing
| Size | Best for | 3-day rental | 7-day rental | Weight included |
|---|---|---|---|---|
| 15 yard | Garage or basement cleanout, single-room remodel, small deck, yard debris. About five pickup loads. | $325 | $375 | 2 tons |
| 20 yard | Roof tearoffs, whole-house cleanouts, kitchen and multi-room remodels, larger demolition. Our most popular size. | $375 | $425 | 2 tons |
Every price above includes delivery and pickup to any city we serve and 2 tons of disposal. Weight over the allowance is $75 per ton. No fuel surcharge, no travel fee, no environmental fee. We tell you what a job is likely to weigh before you book, not after.
Why we stopped at 20 yards
A 20 yard roll-off is about eight pickup loads and it is the standard re-roof and remodel can. The reason most companies push a 30 or a 40 is that it books a bigger ticket, not that you needed the room — and on heavy material you hit the weight ceiling with the box half empty anyway, so the extra yards do nothing but cost you. If your job genuinely needs a 40, we will say so and point you somewhere else.
Weight, and how to bid it
Volume tells you which container to book. Weight tells you what the invoice will actually say. Those are two different questions and confusing them is the single most common way a contractor gets surprised on a disposal line.
| Material | Rule of thumb | What hits 2 tons |
|---|---|---|
| Architectural shingles | 250–350 lb per square, installed | About 12–16 squares, one layer |
| 3-tab shingles | 150–200 lb per square, installed | About 20–26 squares, one layer |
| Drywall, 1/2" 4×8 | About 51 lb per sheet | About 78 sheets |
| Drywall, 5/8" 4×8 | About 70 lb per sheet | About 57 sheets |
| Framing lumber, deck boards | Light for its volume | You'll fill the box first |
| Household junk, furniture, cabinets | Light for its volume | You'll fill the box first |
Tear-off weights are installed weights and they run light. Real roofs come off 10–20% heavier than the spec because of moisture and granule sediment, and a two-layer tear-off is closer to 2.1× a single layer once you count the extra nails and the old felt. Treat the table as a floor, not a ceiling.
What this means when you're bidding
A 25-square architectural re-roof is roughly 3 to 4 tons. That is over the 2-ton allowance and there is no size of container that changes it — weight is weight. Budget the overage into the bid at $75 per ton and you will be right. What you should not do is assume the quoted price is the final price on a heavy tear-off, because on somebody else's truck that is where the surprise line item shows up.
Most remodel and cleanout work goes the other way: you run out of room long before you run out of weight. That is the job the 15 and 20 yard were built for.
What we don't take, so nobody wastes a trip
No concrete, brick, block, stone, asphalt, dirt or fill. That is not a weight-limit thing, it is a we-don't-do-that thing — those loads need a different container and a different disposal stream, and pretending otherwise gets everyone a bad afternoon. If your job has a slab or a driveway in it, call a heavy-debris hauler for that part and us for everything else. We will happily tell you who to call.
What you can and can't put in it
Goes in without a problem
- Household junk, furniture and mattresses
- Construction and demolition debris
- Drywall, plaster, lumber and framing
- Roofing shingles, felt and flashing
- Carpet, flooring and cabinetry
- Yard waste, brush and storm debris
- Appliances without refrigerant
Can't go in
- Paint, solvents, oils and chemicals
- Batteries of any kind
- Tires
- Refrigerators, freezers and AC units with refrigerant still in them
- Asbestos or anything classed as hazardous
- Medical waste and sharps
Not sure about one item? Text a photo to 816-750-DUMP before it goes in. That thirty-second question has saved a lot of people a return trip.
Setting a container on a live jobsite
- Roughly 60 feet of straight approach to roll a can off cleanly, and about 23 feet of length for the box once it's down.
- Overhead is the one that gets people. Low limbs, service drops and carport eaves. The bed tips up before the container comes off.
- Boards go under the rails on every driveway placement, whether or not you ask. Tell us if it's fresh concrete, stamped, or recently sealed and we'll put it somewhere else instead.
- Tell us the gate code, the lockbox, the super's name — whatever gets the truck in without a phone call at 7 a.m.
- Don't load above the rails. We can't tarp it and we can't legally haul it, so an overloaded can turns into you moving material in the rain.
By trade
Roofers
The 15 is the classic single-layer tear-off can and the 20 buys you room for the felt, the rotten decking and the drip edge. Plan on going over 2 tons on anything architectural or two-layer. Details on the roofing dumpster page.
Remodelers
Cabinets, counters, tile backer, flooring, trim, a tub and a vanity will fill a 20 on a full kitchen and never come close to the weight limit. See remodel and renovation.
Deck, fence and outbuilding
Old treated lumber is bulky and light. A 15 handles most residential deck teardowns; go 20 if there's a shed or a hot tub surround in it too.
Restoration
Wet carpet, pad and drywall get heavy faster than people expect — water adds real tonnage. Tell us it's a water loss and we'll talk through whether one can or two is cheaper.
Property managers and landlords
Turnovers, evictions and estate clearings. Light material, high repeat. That has its own page: property cleanouts and trash-outs.
Anybody who'd rather not load it
We started as a junk removal company. If the job is better served by a crew and a truck than by a can sitting on the drive, that's construction debris removal.
Running more than one job
If you've got work stacked up, call and talk to us rather than booking online each time. We can only run so many containers at once, so knowing what's coming two weeks out is what lets us actually be there when you need the swap. That conversation is worth more to both of us than any discount code.
Frequently asked questions
Do you have 30 or 40 yard containers?
No. We run 15 and 20 yard roll-offs only. For a re-roof, a kitchen or bath tear-out, a deck teardown, a flooring job or a turnover cleanout, the 20 is the right can and a 40 would go back half empty. If you're framing a new build or taking a whole house down, you want a 40 and you want somebody else — we'll tell you that on the phone rather than after.
Can you swap a full can for an empty one?
Yes. Call or text when it's full and we'll get it turned. We're a family operation with a limited number of containers, so the more warning you give us the better we can schedule it. Telling us Tuesday that you'll be full Friday is worth a lot.
What does it cost if I go over 2 tons?
$75 per ton, billed off the scale ticket from the landfill, and we send you the ticket. There is no fuel surcharge, no travel fee and no environmental fee on top of it. The price we quote is the price unless the scale says otherwise.
Do you charge more to come out to a job in Cameron or St. Joseph?
No. One flat rate across all twelve cities we serve. Most haulers add a travel fee the further north you get. We eat that instead, which is the whole reason a Lathrop yard makes sense.
Can I keep a container on a job for a few weeks?
Call and ask. We book 3-day and 7-day, but on a longer job we can usually work something out if we know ahead of time. What doesn't work is finding out on day 9 of a 7-day rental.
Will you take concrete or dirt if I only have a little?
No. Not a little, not mixed in at the bottom under the drywall. Different container, different disposal stream, and we'd rather turn it down up front than find it at the landfill.
Who actually answers the phone?
The family that owns the trucks. There's no call center and no national booking platform brokering your job to whoever bid lowest that morning. If you need a can moved, you're talking to the person who can move it.
