Property Cleanouts and Trash-Outs

Turnovers, evictions, estate clearings and foreclosure trash-outs across the Kansas City Northland. Rent the container and load it on your schedule, or hand us the address and never see the inside of the unit.

15 & 20 yard roll-offs  ·  Mattresses & furniture, no surcharge  ·  Often same or next day  ·  Family-owned, based in Lathrop

Every day an empty unit sits is rent you're not collecting, so the clock on this work runs differently than it does on a remodel. What you need is somebody who picks up the phone, gets there quickly, and doesn't nickel-and-dime you for the mattress.

Sizes and pricing

SizeBest for3-day rental7-day rentalWeight included
15 yardA furnished one or two-bedroom, a standard turnover, a storage unit or garage.$325$3752 tons
20 yardA three-bedroom house, anything with a basement or detached garage, hoarding conditions.$375$4252 tons

Every price includes delivery, pickup and 2 tons of disposal. Overage is $75 per ton. No fuel surcharge, no travel fee, no environmental fee, and no extra charge for mattresses or furniture.

Cleanouts are a volume problem, not a weight problem

Household contents are bulky and light. The container fills up long before the scale does — you would have to work at it to put 4,000 pounds of furniture and clothing in a 15 yard. Which means for this kind of work, the quoted price is almost always the final price. Pick the size by how full the unit looks, not by what you think it weighs.

What a typical unit takes

15 yard handles

  • A furnished one or two-bedroom apartment
  • A standard tenant turnover with some abandoned property
  • A single-room estate clearing
  • Garage or storage unit contents

Step up to the 20 for

  • A three-bedroom house, fully furnished
  • Anything with a basement, attic or detached garage attached to it
  • Hoarding conditions or long-term abandonment
  • A multi-unit turnover you want done in one drop

Two ways to do this

Rent the container

Cheapest per cubic yard by a wide margin. Right when you have maintenance staff, a turn crew, or time. We drop it, you fill it on your schedule, we pick it up. Flat rate, 2 tons included, 3 or 7 days.

Have us load it

Right when nobody on your side wants to go in there, or when the unit needs to turn tomorrow. Our crew clears it and hauls it and you get photos when it's done. Priced by volume — details on the crew page.

What goes in

No problem

  • Mattresses and box springs — no surcharge
  • Couches, beds, dressers, tables
  • Clothing, boxes, toys, books
  • TVs and electronics
  • Carpet and flooring
  • Shed and garage contents
  • Appliances without refrigerant

Can't go in

  • Paint, solvents, oils and chemicals
  • Batteries of any kind
  • Tires
  • Refrigerators, freezers and AC units with refrigerant still in them
  • Asbestos or anything classed as hazardous
  • Medical waste and sharps
  • Concrete, brick, dirt or asphalt

The two that come up every time

Refrigerators and window AC units can only go in the can once the refrigerant has been properly recovered by somebody licensed to do it. That's federal law, not a house rule, and it is the single most common thing we have to leave behind. Paint left under the sink is the other one — Clay County and several others run household hazardous waste drop-offs, and that is where it has to go.

Repeat work

If you manage more than a handful of doors, call rather than booking each one cold. Knowing your properties, your gate codes and roughly how many turns a month you run is what lets us actually show up fast when one comes up unexpectedly — which, in this business, is most of them.

Frequently asked questions

Which size for a one-bedroom turnover?

A 15 almost always. A fully furnished one-bedroom — couch, bed, dresser, table, the closet, the kitchen — fits in a 15 with room left, and household goods are light enough that 2 tons is not a concern. Go to the 20 for a three-bedroom house, a hoarding situation, or anything with a garage or basement attached to it.

Do you take mattresses and furniture?

Yes. Mattresses, box springs, couches, dressers, tables, TVs, clothing, boxes, the contents of a shed. All of it goes in the can at no extra charge. Some haulers surcharge mattresses; we don't.

What about the fridge the tenant left?

If the refrigerant has been properly recovered by somebody licensed, it goes in. If it hasn't, it can't — that's federal, not our policy. Same for freezers and window AC units. Everything else that plugs in is fine.

Can you just take care of it? Nobody here wants to load a dumpster.

Yes. That's the crew option — we load and haul, you never touch it. For a unit that's been sitting a while and smells like it, that is usually what people want.

Do you work with out-of-state owners and asset managers?

Regularly. Send the address and gate or lockbox details and we'll handle it, then send photos when it's done. You don't need to be in Missouri for us to clear a unit in Excelsior Springs.

How fast can you get there?

Often same or next day. Turnovers are time-sensitive in a way remodels aren't — every day the unit sits empty costs you rent — so tell us that when you call and we'll work with it.
